The question of whether you should replace your fence or repair your fence  leaves many Northern Virginia homeowners wondering. If you are faced with a fence that is beginning to look worn, the gate does not open or close easily or you notice the fence post has been nudged by the lawnmower one too many times, you probably find yourself wondering this very thing. In       some cases, you may simply be able to replace a few parts and the fence will be as good as new; but other times, you may be better off investing in an entirely new fence rather than costly repairs. Here’s how you can tell.

Look at your fence posts and determine if they are still solid and useful. If you determine your fence posts are rotting or broken, it may be a better idea to invest in a new fence. But, before you gasp in horror, figure out how many fence posts are in need of replacement. The general rule-of-thumb is if two-thirds of your fence posts are sturdy and do not need replacement, then you can let out a sigh of relief in knowing you can easily just replace those fence posts rather than buying a new fence — assuming of course the other parts of the fence are still in working order.

The gate is perhaps the most-used component of the fence and that is the next place you should look in your determination. Hinges are typically a vulnerable point when it comes to fence gates. Hinges are usually easy to fix and once repaired the gate can simply be re-hung, restoring it to perfect working condition. The decision to repair or replace a fence should not be based on the fence gate.

The rails on your fence are the next point for inspection. If fence rails are starting to sag or curve, those are definitely in need of repair. Again, going with the rule-of-thumb, if more than one-third of your fence rails are beginning to show signs of wear and rot, replacement of the fence is  probably a more practical option than repair.
